Exterior Modifications and New Structures
 
ARCHITECTURAL CONTROL COMMITTEE CHECKLIST:  The ACC reviews plans for all modifications to home exteriors and for new structures including but not limited to: detached garages, sheds, outdoor living areas, patios, outdoor kitchens, fences, room additions, other accessory structures, etc.  ACC approval is required.  The ACC review process takes about a week to 10 days.  
 
If you are planning to construct a playhouse, shed, outdoor kitchen/grill, patio extension, pool, spa, sport court, among other outdoor amenities or make any modification to your home exterior you must have HOA prior approval.  Repairs and maintenance are excluded. Below is a partial list of the information to send to hoa@myoakwoodhoa.com  
 
  • description of your project including materials and colors
  • architect statement that the mix of materials complies with Section 7 of the covenants
  • your contractor’s name, address, and phone number
  • the construction drawings
  • the site survey showing the exact placement of the structure on your lot, including easements, flood plains, property line setbacks and existing structures or other  improvements
  • no exterior (style, color, or materials) may be repeated within one block of your home
  • review Sections 6 & 7 of the covenants for all other requirements
  • call 811 for a free service to have your utilities marked before you dig
  • contact the Town at 972-562-0522 for permits and fire code requirements for your project
All construction must maintain the custom nature of your home and of Oakwood in general.  As a result, prefabricated and kit assembled structures are not allowed. Sport courts and accessory structures (e.g. sheds) over 900sf require a Conditional Use Permit (CUP) from the Town. The process for a CUP can take 2-3 months or longer because construction plans must be first approved by the Oakwood HOA, next by Planning & Zoning and ultimately Town Council. Please plan accordingly.
